What is submetering

Submetering is an automated and consumption-based method of recording the energy consumption of single units.

Every building has main meters installed at the point of entry, which capture all of the energy, gas and water consumed by that building – used by the Utility Companies. Submeters are separately installed meters downstream of the main meters that measure the individual consumption of a unit. This means that property managers can bill for heat, hot water and cold water costs separately for each apartment.

Benefits of submetering

  • Full transparency of individual energy consumption
  • Fair recharging of costs based on personal usage
  • Improving sustainability & spendings on energy
  • Compliance to Heat Network regulations
  • Fully automated data transfer

Landlords/Property Managers benefit from this method: They get an overall view of the energy consumption of their properties, while the tenants in the individual apartments get an overview of their own consumption.

This transparency enables individuals to control and reduce their energy consumption – simply by changing their own behaviour and without further technical equipment. The European Commission sees savings potentials of between 15 and 30% of energy, costs and CO2 emissions. This makes submetering the most efficient measure to save energy in buildings.

Regulations

The UK Heat Network (Metering and Billing) Regulation is in-force for all communal and district heating systems, requiring operators to register the system and wherever possible, install tenant submeters to bill for actual consumption.

4-steps to submetering

  1. Send us a non-binding request or give us a call, so we can understand your requirements.
  2. On site inspection and consulting: If required we will make an extensive survey of the building, which will identify both potential problems and the feasibility of installing sub-metering technology and of course consult you with regards to suitable utility metering and submetering methods
  3. After we have recorded all the information and individual requirements, you will then receive a suitable offer.
  4. Now our innovative, digital measuring devices can be installed in your property and put into operation.
