The settlement of maintenance costs represents an overview and fair allocation of expenses related to the operation of the building, maintenance of common areas, provision of services, and building management. The settlement compares the amount of monthly advance payments made with the actual expenses in order to ensure an equal and fair distribution of costs among owners of residential and non-residential units.
The annual settlement for apartment buildings is usually carried out once a year, typically for the previous calendar year. The building manager has a legal obligation to present property owners with a detailed overview of financial results by 31 May of the following year.
In the case of commercial premises, the settlement may be carried out more frequently by agreement—for example, on a monthly basis.

The result of the settlement will be communicated to you by the building manager no later than 31 May of the following year.
Overpayment – you paid more than the actual costs, and the amount will be refunded to you or credited toward future advance payments.
Underpayment – the actual costs were higher than what you paid, and you are required to pay the difference by the date stated in the settlement.
If you have doubts about the correctness of the settlement, you may request an explanation or file a complaint with the building manager. Under the law, you have 30 days from receipt of the settlement to submit a complaint.
