Project overview

DeaweB is an initiative of four housing corporations from the West Brabant region that are joining forces to take a more efficient and professional approach to the management of collective thermal energy storage installations. Daily practice showed that the independent management of these installations is complex and that there was often insufficient insight into performance, comfort and energy consumption. To improve this, DeaweB decided to outsource the ATES management. istaDES is now actively involved in the management and optimization of the installations of three of the participating corporations.

Challenge

The housing corporations within DeaweB were confronted with a variety of maintenance contracts, a lack of insight into technical performance and varying levels of comfort for residents. Signals from regulators, such as the environmental service, also made it clear that control of the ATES systems was needed. The aim was to standardise maintenance, select reliable partners, make performance measurable and provide future-proof advice on the functioning of the wells.


Solution

ista has started reading and analyzing the existing maintenance contracts. In consultation with the housing associations, these contracts have been standardised and clear performance indicators (KPIs) have been established.

Afterwards, istaDES supervised a tendering process to select suitable maintenance parties. For each housing association, it is evaluated whether the current maintenance contract meets the needs of both the organization and the residents. Where necessary, KPIs are adjusted and coordinated with the maintenance parties involved.

An inventory of the existing meters has been carried out for all collective installations. These are then linked to the monitoring tool ReduQ, which clearly shows the performance at system level. This provides insight into yields, deviations and trends – crucial for the structural improvement of the installations.

Result

Thanks to istaDES, the housing corporations within DeaweB have uniform maintenance contracts, reliable maintenance parties and transparent performance via ReduQ. Malfunctions are approached proactively, management is scalable and communication with regulators is substantiated and professional. In addition, the reporting structure contributes to cost savings, better comfort and making sustainable decisions.

Success factors

istaDES provides extensive quarterly reports to the housing corporations within DeaweB, providing insight into technical performance, comfort measurements, failure analyses and the achievement of established KPIs for each location. These reports form the basis for targeted control and help to efficiently match the heat supply to the heat demand. A concrete example of the added value is visible with a thermal energy storage source with a cold surplus. Where the environmental service insisted on a technical intervention, istaDES was able to demonstrate with a well-substantiated plan of action that the surplus would fall below the standard within a few years. This prevented a costly and possibly unnecessary intervention. The combination of monitoring, analysis and clear reporting enables the corporations to manage efficiently and make well-considered choices for their energy supply.
